    What to do with the lier – lier ones that don't pay you? They say one thing and do the opposite? this guy broke the contract before term, four days before the next month, he says I'm leaving for this reason, but it was a lie. I asked him for one month for the termination contract and he said I'll pay you the 2nd but the night of the 30th he just threw on the street his stuff out and the next day left. When I called him, he said I'd be back after work and never came back. He left his stuff on the street and some in the house. Never answered my calls again.

    What about residents who give sob stories everytime you bring a lease violation to their attention and when you talk in person they turn into the angry resident. I feel like i have to be understanding and somehow a hard ass simultaneously. How do you have that balance? Writing down things is not an issue. How do you de-escalate those?

    There was this one tenant that claimed he was an airborn ranger, but later found out he wasn’t. He was very self entitled. I had to deal with the tenant for a year in half. Finally I had to file for an eviction because he was continually being late on rent. Coincidentally he lost his job for using and selling drugs.

    I'm really angry because this lying argumentative tenant even lied on her screening questions. She withheld important information on the screening questions and by the time I found out she had lied to me, she was already living in my house. And she has been lying and arguing with me every since because stuff is even getting damaged where she is denying it. And no longer than she lived there my rental already looks like a pig sty and she allowed her no good lazy boyfriend to bring his clothes in the house which has roaches. She claims he likes living in filthy houses. She told me about it in hopes I will pay to have the roaches removed. This woman was even accusing me of being racist. I'm waiting for the right time to evict her. She is the worst f**king tenant that I ever had and she has the nerve to tell me that I did the right thing letting her live there? She is now whining and crying that I wouldn't help her. All bets are off the way she has lied and arguing.

    My sword is my keyboard and my shield is my computer and I have documented everything this no good tenant sends me in messages. The woman is bat sh*t crazy that have lost sight of reality.

Demaned that they get a disabled on hcvs in st.paul minnesota so we are demaneding your property manager Lucinda Gerver agaiets Lynn Deatherage took away there hcvs in 2010! she got hers in 1999! thay called her a mentalcase hookers whores selling her self. and Lynn is 100% WHITENESS WOKE RETARED WOMAN SAID JENNIFER OSKI WHO IS MY SISTER DORI PETERSON! LYNN IS ALSO JENNIFER OSKI NIECE BY HER HUSBAND ALAN PETERSON BROTHER DAUGHTER.AND WIFE DORI IS LYNNS SISTER. LYNN IQ 95% ABOVE AVERAGE SMARTS NOT A RETAREDED AT ALL TIMES OR LIVED IN A STATE HOSPITALS GROWING UP.

    Wow, super impressed with the sword and shield technique. I am usually seated when my residents come in but I will be looking for an opportunity to try this out. Definitely, always be writing what they say down ask questions as it throws them off a little when they are heated.

    I just had a difficult situation with two tenants. One kind of new and the other old, there a long time. They both found mice. Of course I went to work right away to find a pest control company. I found out that that most of them have a long waitlist during this time of year. That is where the problem arose. I finally found a pest control company that could come out within a week (that was the fastest). In the meantime I offered to set humane traps and I would come, any time, day or night to get them and release them. Both tenants said no and were not open. I then have my handyman come over to one in particular to find any holes to plug in the meantime. So I do all I can and the new tenant says to me "I just want you to know I am unhappy and uncomfortable". Over and over she says this as I am offering as much as I can to them and they won't cooperate. I asked her if there is anything I can do. I asked her if I could get traps (about the third time). I told her there is only so much I can do without cooperation. She realized this and then went to the store to get her own traps. I found it incredibly frustrating for her to complain like that when I am doing all I can. I realize later she was just emoting. I tryake things better, I acknowledged their discomfort, and said I will get them insulation (the apartment never had it) afterwards to make it more comfortable there in the summer and winter. This will cost me more than $5,000! I've been wanting to do this for them for a long time but have been avoiding because of the financial insecurity of the pandemic. They say thanks, etc. I then mention I understand she was just expressing herself to deal with the stress. She says again she is unhappy (pest control has not yet come). This is a tenant who I promised a new stove whenever she wanted it. Right now I will just lay low. Pest control has come and hopefully she will be a happier camper. I wish I sympathized a bit more in the beginning because, I hate to admit, I did take it personal. But I have bent over backwards for this woman so it was hard.

    This is all good calming them down but at the end of the day sometimes you can't give tenants what they want what happens then what is the best strategy to deny certain requests?

    I'm good at listening to tenants but what about when you can't give them what they want.. for example when you have to charge them for a repair they are requesting that actually is something they damaged?
