    Well yeah.. you break even, now, but after 10 years, or after your first building you payed all debt on, means you will life for free in your own housing, then the next, free food, ect ect, and if you keep doing that a couple of times, and or time the market to sell them the moment they 10x again, are you then still saying renting out properties doesnt make you rich? I guess not because your never richt enough.

    I'm 30 years when the property is payed off and you don't have the mortgage payment anymore you have a pretty good retirement. Especially if you have a couple of those buildings

    well property money really comes when you sell and not from the monthly rent, that's why REITs are happy with the monthly breakeven and prefer the snowballing of selling and buying

    Good reality check. However you still pay off your units with other people’s money, you get depreciation every year, which means you take a paper loss and get money back in taxes.
